Most of West Georgia sits on red clay. Clay doesn’t soak up heavy rain the way sandy soil does. It sheds it, so water runs across the surface and picks up speed on any slope. How a Grading Project Works
- On-site assessment. We walk the property, watch where water comes from and where it ends up, and check the slope and soil.
- A plan for the water. We set the elevations, decide where runoff will exit the property, and figure out whether fill dirt, gravel or clearing is needed first.
- Rough grading. We cut high areas and fill low ones to get the ground close to its final shape.
- Compaction. In clay this step matters as much as the grading itself. Loose fill settles, and settling is how low spots and cracked slabs start.
- Final grade. We shape the finished surface with laser-accurate grading so slopes, swales and pads end up exactly where they should.
- Stabilization. Gravel, seed and straw or other cover so the surface holds through the next heavy rain.
Many residential grading jobs take one to two days. Building pads, driveways and larger sites take longer. Clay can’t be graded well when it is saturated, so heavy rain can push a start date back a few days.
What Affects the Cost of Grading and Drainage Work
We don’t price grading by the square foot off a phone call, because two jobs the same size can be very different amounts of work. These are the factors that drive the price:
- Size of the area being graded.
- How much dirt has to move, and whether fill must be hauled in or extra soil hauled off.
- Slope and access. Steep ground and tight access take more time and smaller equipment.
- Soil conditions, including rock or wet clay that has to be dried or replaced.
- Clearing needed first. Trees, brush or stumps in the work area.
- Materials such as gravel, culvert pipe or fill dirt.
- Permits. Larger projects may need a land disturbance permit from the county.

Yes. We regrade the ground so it slopes away from the foundation and, where needed, cut a swale or ditch to carry the water around the house and off the property.
Usually because water is running down the driveway instead of across and off it. The fix is restoring the crown and base and adding diversions that turn water off the drive. Adding more gravel without fixing the drainage just loses more gravel.
Most small residential jobs don’t. Larger projects, generally land disturbance of an acre or more or work near a stream, may need a permit from the county. We’ll tell you up front if your project does.
